We offer self check-in. Prior to arrival you will be texted a lockbox code that will give you access to the room key.
We don’t allow Sunday check-ins. (Unless the holiday falls on the weekend itself).
We do apologize for any inconvenience; we reserve this day for our church & for our family.

Yes! We have a dedicated room for our guests traveling with their small dogs. A first-floor room, our Pink Suite, allows for dogs 15 lbs & under. $30 per per night, with a $75 fully refundable pet security deposit.
Sorry, only dogs 15 lbs or less can stay with us…No exceptions!

As a small, family-owned & operated Inn, we deal almost exclusively with advance reservations. Because of this, all date changes and cancellations affect us significantly. Making a reservation at our Inn is not the same as making a hotel reservation; we shop in advance & prepare individually for you.
We realize that life and the weather fluctuate; we ask that you carefully consider our cancellation policy before making a reservation. Living on the Panhandle coast we are used to pop-up storms & the unpredictability of Florida weather. Refunds will not be given for inclement weather unless we are closed for business. As we have no control over the weather, family situations, guest illnesses, airline delays, game day scores, poor cell/wifi reception, late arrivals or early departures, our cancellation policies will apply under ALL circumstances. Please be aware of this before making your reservation.
If cancellation is a possibility, and for your peace of mind, we would suggest the purchase of travel insurance.
If, for any reason, the credit card number you provide is declined, your reservation will be canceled.
Our cancelation policy is as follows:
-If you cancel your reservation within 7 days of arrival, a gift certificate will be issued for future use. If you cancel your reservation within 2 days of your arrival, no refund or rescheduling will be offered. Please note: If your cancelation occurs during a holiday or event, rescheduling will be allowed only if the room rebooks for that holiday or event.
-At the time your reservation is made, you’ll be charged a $50. reservation deposit per room reserved. This deposit will be applied to your total stay rate. In the event of a cancelation the deposit is non-refundable.
-And once again, if for any reason, the credit card number you provide is declined, your reservation will be canceled.

These periods include: Thanksgiving, Christmas, New Year's, Memorial Day, Labor Day, Valentine's Day, 4th of July, and special events at FSU (including home football games, Spring Break, Parent’s Weekend…etc) & local events such as the Sopchoppy Worm Grunt Festival, St Marks Brew Fest, and the Monarch Butterfly Festival. If a major holiday falls on a Thursday or Friday, we require a 3 night minimum.
Our rates are based on double occupancy. Rates are quoted per night, excluding tax (11.5%).

All guest suites accommodate only 2 people.
Air mattresses or sleeping on the guest room floor is not permitted.
Each of our suites has its own bathroom with a large 2-person jacuzzi tub. The Safari, Garden & Florida Suites have a tub/shower combo; The Magnolia, Malibu & Shangri-La Suites all have separate showers in the powder room area as well.

Sweet Magnolia Inn is a short walk to the river’s edge as well as 2 beloved local restaurants: Riverside Cafe & Cooter Stew. A little further (roughly 1 mile) will bring you to the St Marks local Park as well as the public boat launch & dock. Mon-Fri we provide grab-n-go foods only: fresh fruit, juice, coffee. For further filling your belly we recommend a fantastic place up the road called The Shack! It’s a coffee boutique. He has a varied menu as well. Breakfast & early lunch hours.

We do not allow any form of smoking or vaping inside the Inn. Smoking/Vaping are acceptable outside only. Further charges will be incurred should you disregard this rule; even inside your own suite.

We’re targeting a different demographic than hotels & Airbnb. Most of our patrons are looking for a specific experience. And while we adore children, we have 4 of our own, the Inn is an adult-only property.

You’re certainly welcome to! And you can store them in our safe, covered bike area. Alternatively, if you want to take a look around town a bit, we also have bicycles for our guests to use while you’re staying with us.

We reserve the right to cancel a reservation if a guest is acting in such a manor that would make staff or other guests feel uncomfortable. If this becomes the situation, you will be asked to leave without the possibility of a refund. No exceptions. Sometimes things happen that are beyond the control business owner (for example) technical tv/wifi malfunctions due to equipment or power failure, power outages due to rain & wind, natural disasters, etc… these cases will not result in a refund. Please be aware of this prior to making your reservation.

Our carrier is AT&T. The Inn does not have a landline.
Verizon & Sprint work fine in this area. Guests with T-Mobile have expressed concerns about not having coverage here. Possibly call your carrier prior to arrival if you have questions about your service coverage while staying with us.

It is our responsibility to clearly communicate what we expect of and what we offer our guests. We ask that if something isn’t right, that you let us know so we have the opportunity to make it better.
If something gets damaged, broken or otherwise, let us know what happened soon as you can; don’t wait until you exit for us to find it.
We know that accidents happen. That being said, please be aware this is our home & treat it as such.
